Which repricing period to pick
Fix for 5 years unless a payment rise would break your budget. On ₱2M over 30 years, the 5-year rate costs ₱12,641.36 a month against ₱13,474.37 for 10 years, ₱833.01 less every month, ₱49,981 less over the first 5 years.
The risk is the reset. After 5 years you still owe ₱1,872,220; if the rate then reset to 9.75%, the highest rate Pag-IBIG publishes today, the payment would rise to ₱16,684.05. If a jump of ₱4,042.69 a month would break your budget, pay the ₱833.01 more now and fix for 10 years.

If a payment goes wrong
- Late amortization: 1/20 of 1% of the unpaid amount for every day of delay (Circular No. 396). On a ₱12,641.36 amortization that is ₱6.32 a day, about ₱189.62 for 30 days. One month's amortization is set aside from the loan proceeds as a Housing Loan Reserve Payment and, if unused, is credited to your last amortization; Pag-IBIG says it keeps your insurance active and guards against late-payment penalties during an unforeseen delay. Pay through salary deduction, post-dated checks or auto-debit so the due date is never missed.
- Applying for more than your income supports. Pag-IBIG approves the lowest of your need, the amount you ask for, your capacity to pay and the loan-to-appraised value. Size the loan in the calculator first so the approved amount matches your plan.

How to file, step by step
Before you start
- 24 monthly Pag-IBIG savings (a lump-sum payment of the missing months is allowed).
- The property details: title (TCT or CCT), tax declaration and the Contract to Sell or similar agreement with the seller.
- Proof of income and a government ID for you and any co-borrower, from the list below.
- ₱1,000 for the processing fee and ₱2,000 for the appraisal fee, which you may be asked to pay when you file.
Filing route: Submit the accomplished form and requirements at any Pag-IBIG Fund branch or through the accredited developer you are buying from. You can start the application in Virtual Pag-IBIG. In Virtual Pag-IBIG: click the Apply for or Manage Loans tab and choose Apply for a Housing Loan.
Steps
- Submit the accomplished Housing Loan Application and the requirements at the nearest Pag-IBIG branch, or through your accredited developer; you may be asked to pay the ₱1,000 processing fee and ₱2,000 appraisal fee.
- Wait for Pag-IBIG to schedule the inspection of the property. You receive an SMS and a call from Pag-IBIG Fund with the inspection schedule.
- Wait for the result after the inspection. The result arrives by SMS and email at your registered number and address.
- If approved, claim your Notice of Approval (NOA) and loan documents at the branch, read and sign them, and submit the NOA requirements within 90 calendar days. If disapproved, you get a Notice of Disapproval (NOD) instead; read the reason and comply with its requirements within 30 calendar days.
- Wait for the release of the loan proceeds. You and the seller each receive an SMS and email that the proceeds are available for release.
- Start paying your amortization through Pag-IBIG's payment partners. Your Monthly Billing Statement arrives by mail, or by email if you enrol in paperless billing.
Pag-IBIG, Purchase a residential unit: Steps to Apply
Documents
Requirements below are Pag-IBIG's list for buying a house and lot, townhouse or condominium unit from an individual seller. Developer, construction and refinancing loans have their own lists.
- Two copies of the Housing Loan Application (HQP-HLF-068), with a recent 1x1 ID photo of the borrower and any co-borrower
- Proof of income, employed: a Certificate of Employment and Compensation, or your latest ITR with BIR Form 2316, or one payslip from the last 3 months
- Proof of income, self-employed: ITR (BIR Form 1701) with audited financial statements and tax receipt, DTI registration and business permit, or another listed income document
- One Philippine government valid ID with signature (photocopy, back to back) for the borrower, spouse, co-borrower and co-borrower's spouse
- Two complete photocopies of the latest title (TCT or CCT) of the property
- Updated tax declaration and real estate tax receipts, two photocopies
- Contract to Sell or similar agreement with the seller, one original
- Vicinity map or sketch of the property, one original
- Health Statement Form if you are over 60 or the loan is over ₱2 million
The property: A residential lot needs at least 28 square meters, an access road at least 1.5 meters wide and a frontage of at least 3.5 meters; a condominium unit needs at least 18 square meters; the title must be free from liens and encumbrances.

Who can apply
- At least 24 monthly membership savings (a lump-sum payment of the required savings is allowed)
- Not more than 65 years old when you apply and not more than 70 at loan maturity
- Legal capacity to acquire and encumber real property
- Pass Pag-IBIG's background, credit and employment or business checks
- No Pag-IBIG short-term loan in arrears, and no Pag-IBIG housing loan that was foreclosed, cancelled, bought back for default or settled by dacion en pago

Costs besides the amortization
Buying the property brings taxes that the loan does not cover. The sale of a house and lot is taxed with documentary stamp tax on the deed, and capital gains tax (or creditable withholding tax when the seller sells in the course of business), plus the local transfer tax; the deed of sale says who pays which. Once the title is yours, real property tax is due every year.

₱10M, over up to 30 years (up to 30 years, but not past the principal borrower's 70th birthday). The actual amount is the lowest of what you ask for, what your income supports and the allowed share of the property's appraised value.
How much home loan can I get on a ₱60,000 salary?
About ₱2,847,000 over 30 years at 6.5%, because the amortization may not pass 30% of gross income (₱18,000 a month). The appraised value of the property can lower it.
How do I compute my Pag-IBIG housing loanable amount?
Take 30% of your gross monthly income (35% for loans up to ₱1,250,000) as the most you can pay, then find the loan that payment clears at your rate and term.
How do I qualify for a Pag-IBIG housing loan?
You need 24 monthly savings, must be no more than 65 when you apply and 70 at maturity, and must pass Pag-IBIG's credit and employment checks with no Pag-IBIG loan in arrears.
Does the reserve payment replace my first amortization?
No. Your first monthly amortization is still due on the date in your approved schedule. The reserve sits in your account and, if unused, is applied to your final amortization at the end of the loan term.
Is insurance included in the monthly payment?
It is billed with it. Mortgage or Sales Redemption Insurance (MRI/SRI) and Fire and Allied Perils Insurance premiums are billed together with the monthly amortization; premiums depend on your age and the appraised value. The figures on this page are principal and interest only, so add the premiums on top.
What fees does Pag-IBIG charge on a housing loan?
